"Occupation
rates on the high season from the second fortnight of December until the end of
march is approximately 80%.
In
April they work with around 50% occupation rate and in May and June 25%. In July
and August around 50% and from the beginning of September to the middle of
December around 40% occupation. The annual average is 50%
occupation.
They
have a fixed expenses of R$ 15.000 month and the annual income is R$ 320.000
which guarantee an annual net yield of
R$ 140.000. They believe, after the appreciation of the Dollar face Real
they will increase these numbers and the profit will be considerably better."
The
owner is selling the Pousada due to his daughter is in age to go to school and
there is just one in place available, he doesn’t considerer a good one. He
pointed that he has not urgency in sell the Pousada and he is not opened to
negotiate the price.
