How it works for you

 

The process is very simple, for example for a plot priced at £ 22,500:

 

• Deposit payment 20% - £4,500

• 4 x balloon payments of 7.5% or £1,687.50 equating in total to 30%,

these are paid at months 6,12,18 & 24.

• The deposit and balloon payments equate to 50% of the plot price.

• The 50% balance is spread over years 1 & 2 at £468.75 per month.

 

OPTION 2- Plot and Villa

How it works for you

 

In this example: Purchase a plot £18,487 and villa from one of our 4 villa designs

from £77,950.

Dual purchase price total is £96,437

• Reservation £3,000 for the plot and the Villa

• Within 30 days at Private Purchase Contract 30% of the villa price £ 23,385

(less the £3,000 reservation already paid)

• 6 months later after Private Purchase Contract, 15% of the Plot and Villa

combined £14,465.

• 20% £19,287 On commencement of foundations

• 25% £24,109 On Commencement of roof.

• Balance £ 15,191 at Title Deeds (Keys)

 

Benefits of “Dual Purchase”

 

At reservation

If you selected OPTION 1 example you would be paying from £18,487 to

purchase the plot whereas, with the “Dual Purchase Programme” the initial

payment is only £23,385 to own the plot and the villa at the early stage.

 

At the 6 month stage

You will have full Title Deeds to the land which will allow you to sell on the plot

and the villa at any time! This is a huge benefit to those short term investors

wishing to capitalize early on the plot and villa capital appreciation. Purchasing

costs are approximately 8%

Associated Purchase Costs

In addition to the listed price for the investment, the following costs will apply to your purchase:

  • Stamp Duty Purchase Tax (or Registration tax) is around 3% of the purchase price (payable to the notary)
