Condominium Service Charges
The condominium
service charge is estimated to be around R$ 200 per month. (based on 4.15
exchange £48.19 per month). This
cost includes use of the communal facilities ie, swimming pool, lift, cleaning
throughout the block, security guards on the entrance etc. This charge will not commence until the
property is completed.
Water, gas, and electric, are all metered seperately for each apartment, and in this way, condominium costs will be kept to a minimum.
Council Tax
Council Tax is due
to the government once a year. The
amount collected may be as high as 1% of the property price per annum. The Tax is to be paid around January of
each year. Our agents may
negotiate with the state nearer the time to reduce the valuation on your
behalf.
Completion of the Property
The expected
completion time for the building is
June 2007. It will take
Property Bond approx 1 month to install the kitchens and furniture (should you
opt for the furniture packages)
Rental Contracts
Whilst rental is
not guaranteed, we can help you register with local agents to manage your
property. This will include the
full services required including cleaning services.

Please note..
whilst we have increased the furniture figures to cover inflation, these prices
are estimates and the actual amount could be slightly higher or lower. The amount is also open to exchange rate
movement.
EXAMPLE of Deposits / Purchase
Process
Step 1: A non refundable deposit of 5000 BRL
(£1,204.81 at 4.15 exchange). This
will start the process of drawing up the contracts. This is a non returnable deposit,
so you should be sure that you wish to proceed before paying this deposit. Contracts will be drawn up within one
week and sent to you (or our client lawyer) for signing.
Step 2: 3 weeks from the date Step 1
deposit was made a further 1/3rd of the property price should be paid
to the developer. This should be
cleared the developers account at this point.
Step 3: One month from the date monies
have been paid in Step 2, a further 1/3rd is due to the
developer. (This totals 2/3rds BRL
paid to date)
Step 4: One month after the monies have
been paid in Step 3, the final balance is due to the developer. (Just under
1/3rd due)
Step 5: ONE month prior to completion of
the property the government tax will be due. (approx 5% of the contracted
value). The value of the PB 1&2
furniture packs will also be due should you choose to use our furniture packs.
