Payment Terms

The villas are now ready as of July 08.  An initial deposit of £1000 will secure a building and contracts will be raised within 2 weeks.  The final payment is then due upon signing the contracts.

Finance is available with 50% down and the balance over 48 months.  There will be an extra charge for this levied by the constructor as follows:

8,000 BRL which means the final sale price would be 130,000 BRL.  This figure can be reduced is the lending term is less.

Associated Purchase Costs

In addition to the listed price for the investment, the following costs will apply to your purchase:

• Stamp Duty Tax (or Registration tax) is around 3% of the purchase price (payable to the notary) 
• Property Transfer Tax (ITBI) of approx 2% (payable at the City Hall).
• UK / Brazilian Lawyer (optional but recommended) £900
• Admin / Processing (includes all processing costs) no admin fee

Rental Return

The properties will be rented for the term of one year and will provide a 6% rental return (gross of taxation).

Provided a vacant period is available, then the owners can use the properties for a maximum of 2 weeks in the first year (negotiable if you require more time).

After the first year, the properties are available for 100% occupancy via the owner, or they can be rented via our rental management division of the business.
