People buying Brazilian property in order to rent it out to holiday makers need to think about how easy it will be for potential customers to reach their destination.
This is the opinion of Jonnie Irwin, presenter of Channel 4's A Place in the Sun: Home or Away?, who advised real estate investors not to purchase in areas that have only one flight plan.
If there is only one airline operating flights to an area, then any investments in Brazilian property in that region could be negatively affected by changes in that company's timetable.
"We've all seen people like easyJet pull out of a certain destination," Mr Irwin said. "When that carrier stops taking people to that destination, your rental potential stops, and your accessibility to that destination for yourself stops."
He advised investors to put themselves in the shoes of the people they are renting to, asking themselves what kind of budget their customers are likely to have, what they want to do on holiday and how they are going to travel to the property.
The answers to these questions may guide those taking on Brazilian real estate to choose the right house in a profitable location.
